The City of Edinburgh Council has sought a Development Partner for the Liberton Hospital site, a 6.5-hectare area at the intersection of Lasswade Road and Ellen’s Glen Road in Edinburgh, UK.

The City of Edinburgh Council has acquired the Liberton Hospital site from NHS Lothian, situated at the junction of Lasswade Road and Ellen’s Glen Road in the South East locality. The site spans approximately 6.5 hectares, with 4.2 hectares designated as developable land. The project aims to create a mixed-use development featuring around 388 homes, with roughly half designated as affordable housing owned by the Council. Some of these homes will be designed to accommodate older residents or individuals with accessibility needs, providing specialist support. Additionally, the development includes plans to refurbish or preserve the façade of the Edwardian Liberton Hospital building and evaluate the feasibility of retaining the 1960s hospital structure. 

The Development Partner will be responsible for:

  • Delivering a mixed-tenure development of approximately 388 homes, including private, social rent, and mid-market rent properties, in line with the Council’s design guidelines and approved pre-development timelines. This includes refurbishing or retaining the façade of the Edwardian hospital building.
  • Creating commercial or community spaces with active frontages in suitable ground-floor locations.
  • Developing high-quality public spaces that meet adoptable standards, including the restoration of the Victorian Garden.
  • Providing well-integrated transport infrastructure and active travel options throughout the site.
  • Strengthening community engagement and supporting ongoing consultation efforts.
