Wokingham Borough Council has launched a Prior Information Notice (PIN) and market engagement process seeking to develop mixed-use development at two greenfield sites located in Wokingham Borough, UK. The project includes private and affordable housing, high-quality open spaces, and supporting infrastructures such as roads and utilities. The development will be carried out on two greenfield sites located within the borough. The development will see 87 and up to 130 units respectively with a mixture of one-to-four-bedroom housing units.
The council is seeking for most feasible and best value option, which significantly reduces the operational carbon footprint of the development. The project will be carried out through net-zero carbon construction practices to align with council net-zero carbon vision 2030.
The Council is interested to understand the different financial delivery models that could be used to deliver these housing developments. It is anticipated that the developer would own and be able to sell the private properties whilst the affordable housing would be managed by the Council's housing company. The concession duration for the project is 27 months (2 years and 3 months).
