RFP launched to lease Long Wharf campus in New Haven

Connecticut State Colleges and Universities (CSCU), on behalf of Southern Connecticut State University (Southern), is requesting proposals from prospective purchaser’s/ground lessors (Proposers) who wish to purchase or ground lease the former Gateway Community College (GCC) Long Wharf Campus located at 60 Sargent Drive in New Haven, Connecticut. The site has a 164,848 square foot building situated on approximately 7.23 acres of land, the developer will lease the site to reuse or redevelop the property in a manner that is reflective of the City’s vision for the Long Wharf area and the State of Connecticut’s desire for economic development in federal Opportunity Zones.

Authorities have identified the following as priorities to be realized from the sale/ground lease of the Property. 

  • Southern – a visible university presence in the Long Wharf Area, including prominent signage and assignable square footage of classroom space for graduate programs.
  • GCC – relocation of the college’s automotive program currently located in North Haven, to include up to 50,000 gross SF (36,000 gross SF is located in close proximity to the downtown New Haven GCC campus) of classroom and shop space.
