Downtown Traverse City in Michigan, USA has published a request for information (RFI) seeking developers or development teams to implement a mixed-use development in Downtown Traverse City. The project will be on two 42-acres parcels located at 115 and 123 State Street. The bidder will have to achieve the following objectives or goals :
- Maximize the number of workforce rental units
- Provide a mixture of workforce rental (and/or) owner-occupied housing on the upper floors of the development
- Workforce rental housing units within the development should be preserved for a minimum of 30 years
- Adhere to the Fair Housing Act
- Include commercial activity on the first floor
- Have a minimum height of 30 feet and a maximum height of 60 feet
- Use sustainable building materials and include green building practices (on the entire site) that produce fewer emissions and create a smaller carbon footprint
- Use durable building materials that age gracefully and extend the life expectancy of the building
- Minimize the number of parking spaces within the development and provide flexibility for public parking options during non-business hours
- Eliminate visual exposure to parking on the first floor
- Include and maintain a snow-melt system for the public sidewalk along State Street
- Be compatible with the look, feel, and character of historic buildings within Downtown
