Peabody has announced the appointment of Proctor and Matthews Architects as project leader and design team co-ordinator to develop a strategic masterplan for the regeneration of South Thamesmead in southeast London, UK.
Proctor and Matthews Architects, based in London, will collaborate with Dutch firm Mecanoo in a 50:50 partnership to develop a master plan focusing on the construction of numerous new homes. The partnership aims to deliver 329 mixed-tenure homes, with 42% designated as affordable, along with a new public square, a library with community facilities, commercial spaces, and attractive shared areas. In addition, Proctor and Matthews Architects and Mecanoo have been tasked by Peabody to devise plans for 1,900 new homes in the Thamesmead Housing Zones within the London Borough of Bexley and Royal Borough of Greenwich. The initial phase has already welcomed 181 South Thamesmead households, with 59 homes in phase two designated for existing community members.
The detailed design work will involve an international team, including contributions from Pitman Tozer Architects, Bell Phillips Architects, Project Orange, Turkington Martin (landscape architecture), CBRE (planning and residential development consultancy), Max Fordham (utilities, services, energy), and Peter Brett Associates (structural, civil & highways, engineering). Construction is scheduled to commence early this year, with completion expected in 2027.
