UK-focused real estate investment manager Newcore has launched a new social infrastructure fund, targeting GBP375 million (USD454 Million).
The Newcore Sustainable Income Trust fund's exclusive focus will be on investing in essential social infrastructure assets that cater to critical societal needs. These assets span various sectors such as education, clinical healthcare, transportation, mortuaries, waste management, EV charging, and open storage. The Newcore Sustainable Income Trust is set to launch by the end of Q4 this year. The fund's primary objective is to acquire fully operational real estate assets at sustainable prices, forming a diverse portfolio that generates income, all while using moderate leverage. The acquisitions will primarily target locations in the UK, notably London and the Southeast, as well as regional centers with robust local economies. Key sectors of interest include education, waste management, medical research and pathology, storage, clinical healthcare, and transportation. The fund will operate as semi-open-ended, incorporating structured liquidity flows for primary redemption and new capital raising.
