London Borough of Lambeth secured a delivery partner for Brixton Rec Quarter project

The London Borough of Lambeth has awarded a GBP 17 Million (US$ 21 million) contract for the "Brixton’s Rec Quarter" project at 49 Brixton Station Road and 6 Canterbury Crescent, Lambeth, UK.

The development includes at least 6,500 sqm of workspace, 20% of which will be designated as affordable, and approximately 240 homes, half of which will be affordable (split 70% Council rent and 30% London Living Rent/Shared Ownership). It will also feature upgraded street market infrastructure, including trader parking, waste facilities, and storage, along with public realm enhancements to Pope’s Road and Brixton Station Road.

Lambeth Council plans to invest nearly GBP 7 Million (US$ 8.7 million) to separate the heating systems of Brixton Rec and International Rec as part of the Brixton Rec Quarter project. This will enable developer London Square to begin constructing 240 residential units. Neilcott Construction Ltd has been awarded a GBP 5.09 Million (US$ 6.3 million) contract for the work. The budget also includes £1.07M for architects and consultants, plus a £280,000 contingency fund. Upon completion, Brixton Rec will have an independent heating and hot water system, along with infrastructure to support a potential future connection to a district heating network. Construction is set to begin in February 2025, with the contract running for ten months.
