Places for London Limited (Places for London), a wholly owned subsidiary of Transport for London (TfL) has commenced a procurement process to appoint a joint venture property development partner and development manager to deliver a residential-led development at the Limmo Peninsula site in Canning Town, East London, UK.
The newly formed partnership will collaboratively initiate a development project at the Limmo Peninsula in Newham, utilizing Places for London's existing estate, with the potential inclusion of additional sites. Encompassing approximately 5 ha of land and boasting 600 m of riverfrontage, the Limmo Peninsula is situated within the Royal Docks and Beckton Riverside Opportunity Area. Previously employed as a work site for the Elizabeth line, this area now holds the potential to introduce up to 1,500 new homes, including affordable housing, and various enhancements for the local community and prospective residents.
The potential features of the site encompass commercial spaces to support the local economy, expansive publicly accessible open areas, and improvements to area connectivity, such as a new cycle and pedestrian bridge and a new river walkway. Positioned with direct access to the Jubilee and DLR lines, it is less than 20 minutes away from Central London. Having served as a Crossrail tunneling site until 2021, the southern part of the site contains the Elizabeth Line tunnels and two filled-in shafts. Various physical constraints on the site include underground cables, overhead power lines, and gas and water easements.
