Stoke-on-Trent City Council has granted preferred bidder status to Genr8 Kajima Regeneration Limited (GKRL) for the multi-million-pound project that will help transform the city centre.
GKRL plans to collaborate with partners, including PfP Igloo, to deliver a variety of residential tenures across Etruscan Square and other development sites in the city. The Etruscan Square project aligns with the broader city center master plan, aimed at revitalizing Hanley as a hub for living, working, shopping, and tourism. Spanning around seven acres, Etruscan Square is one of the largest cleared city-center regeneration sites in the Midlands. The development site, backed by GBP 20 million (US$ 25 million) in government funding, was formerly home to the old bus station and East-West Precinct. It is strategically located next to Hanley Bus Station, near the Potteries Museum & Art Gallery and the city’s main retail center.
GKRL, a joint venture between Genr8 Developments LLP and Kajima Partnerships LLP, has established partnerships with Stoke-on-Trent City Council and local stakeholders through its work on the Smithfield development and the GBP 60 million (US$ 75 million) Stoke Extra Care retirement villages. The plan is to begin site surveys and investigations in late 2025, paving the way for development preparations in 2026. Construction work to deliver new homes is expected to start in 2027.
