The City and County of Denver will release a Request for Qualifications (RFQ) for a development partner for The Triangle on 1 March 2019.
The Triangle represents approximately 60 acres within the National Western Center (NWC), a planned agricultural research, business and entertainment campus in Denver, Colorado, located in the western USA. The Triangle is envisaged as a pioneering space to connect food and water researchers, industry leaders and entrepreneurs.
The selected development partner will be required to deliver a new 10,000-seat arena, a trade show and exhibition hall and structured parking for 2,000 vehicles across an 18-acre plot. Additionally, the plot contains a historic building dating to 1909 that must be redeveloped.
The remaining 42 acres is open to developers' proposals, with potential for between 140 and 245-room hospitality facilities, 200-400 housing units and additional retail and office developments.
The estimated construction cost of the required assets is US$310 million. Projections of the remaining space bring the total estimated investment of the project to between US$500 and 650 million.
The authority is holding an industry forum for the project in the week beginning 28 January.
As part of the NWC, the project forms part of the redevelopment of the National Western Stock Show Complex site. The Stock Show is a nationally recognized western heritage and entertainment event held every January. It hosts one of the world’s richest regular season professional rodeos, one of the country’s largest horse shows and Colorado’s largest agricultural tradeshow, attracting close to 650,000 visitors each year.
In addition to continuing to host the Stock Show, the new NWC will host international horse shows, junior livestock events, fairs, concerts, arts festivals, community events, trade shows and conferences. As well as entertainment, the redevelopment will focus on addressing world agricultural education and energy issues, such as through providing a hub for the agribusiness community.
