London’s Camden Council has picked developer Ballymore and life sciences developer Lateral to deliver its GBP 500 million (US$ 649 million) mixed-use Camley Street project in the King’s Cross Knowledge Quarter, UK.
The redevelopment is situated in a prime location within King's Cross, known as the "Knowledge Quarter," home to leading research and technology institutions. The affordable housing will include a combination of social rent homes for families on the housing register and intermediate homes available at reduced rents. These intermediate homes will provide key workers, such as teachers and nurses, with affordable and secure housing, enabling them to live and continue working in Camden.
Subject to planning permission being secured and relevant conditions being met, the Joint Venture would then acquire 3–30 Cedar Way Industrial Estate (‘Site B’ - 2.37 acres) on a long leasehold to deliver commercial space, private residential units and affordable homes. Camden Council would directly deliver affordable housing and affordable commercial space on 120–136 Camley Street (‘Site A’ - 1.19 acres). The redevelopment has an anticipated Gross Development Value (GDV) of GBP 500 million (US$ 649 million). Ballymore and Lateral will now form a Joint Venture and will work with Camden Council, residents, and businesses to further develop these plans before submitting them for planning during the second half of 2025.
