The National Bank for Economic and Social Development (BNDES) in partnership with the Government of Rio Grande do Sul has auctioned the Cais Mauá concession, in Porto Alegre in Sao Paulo, Brazil.
The Pulsa RS Consortium, composed of Spar Participações e Desenvolvimento Imobiliário and Credlar Empreendimentos Imobiliários, will oversee investments totaling an estimated BRL 353.3 million (US$ 71 million) for the rejuvenation and development of one of the city's significant heritage sites. Over the initial five-year period, these funds will be allocated to the restoration of historical assets, including twelve listed warehouses and the central portico, as well as the revitalization of the three docks. The comprehensive project encompasses the urbanization of the area, the relocation of public institutions, and the planned development of residential and corporate real estate in the docks sector following mandatory interventions.
Under the terms of the agreement, public access on foot at Cais Mauá will be allowed, and there will be no entrance fee. The concession spans a 3 km section, stretching from Usina do Gasologista to Porto Alegre Bus Station, covering an area of 181.2 000 square meters. The concession also entails the replacement of a segment of the Mauá wall, which separates the Pier from the Historic Center of the capital of Rio Grande do Sul, with both fixed and removable barriers. The implementation of a new flood containment solution is a prerequisite, subject to approval by relevant authorities, and must be in place before the removal of the existing barrier.
