The City of Durham has sought responses from qualified developers for affordable homeownership development of the Beamon Street Assemblage in the Southside neighborhood, Durham, North Carolina, USA.
This project area spans about 125 acres and is generally bordered by Lakewood Avenue to the north, the American Tobacco Trail to the west, Umstead Street to the south, and Fayetteville Street to the east. The former 19-acre Rolling Hills site, now referred to as the Lofts at Southside site, is situated in the northeast quadrant of this project area. This Request for Proposal (RFP) is primarily concerned with the development of the adjacent approximate 3.91-acre parcel.
The developer will bear responsibility for all aspects related to the site, including compliance with environmental regulations, zoning considerations, site planning and approvals, securing permits, site preparation, infrastructure enhancements, and the design and construction of the proposed residential units. This scope of work also encompasses the removal of any excess soil from the site.
