Southwark Council tender regeneration project

Southwark in south London (UK) is looking for a developer in connection with its Southwark Regeneration Partnership Programme (SRPP) to provide development services for the provision of around 585 homes across 10 different sites in Southwark.

The council is seeking to enter into a development partnership agreement with the successful developer whereby the Council will be looking to achieve at least 35 % affordable units with the developer retaining 65 % of the development units.

Southwark Council intends to commence procurement in early 2017 with an intended contract commencement around October 2017 starting on site early 2018.

This procurement is part of SRPP which aims to deliver approximately 1,400 new homes of mixed tenure through a development partnership agreement.

This procurement is made up of 10 sites, as listed below, located in the north of the borough with the following breakdown of units:

  • Day Centre, 345 Southwark Park Road SE16; Number of Units — 35
  • Civic Centre, Albion Street SE16; Number of Units — 22
  • Shops & Council Offices Manor Place / Stopford Rd SE17; Number of Units — 60
  • Workshops, 42 Braganza Street SE17; Number of Units — 33
  • The former site of Cherry Gardens School, Macks Road SE16; Number of Units — 50
  • Land at Albion Primary School, Albion Street SE16; Number of Units — 50
  • Riverside day Centre and Car Park, SE16; Number of Units — 42
  • Beormund Site to be confirmed in the Snowsfield ward of up 100 new homes
  • 153-159 Abbeyfeld Road SE16 2BS- To be determined

There may also be provision to include another site at South Dock Marina Boatyard, Plough Way SE16 for 193 units.

The successful bidder will be expected to enter into a development partnership agreement and provide the following development services, among others, for the aforementioned sites:

  • Demolition, remediation and enabling works to prepare site for development
  • Design and construct new homes, commercial space/community facilities and associated infrastructure including
  • New council homes and new intermediate rent homes for key workers discounted to below 80 % of market rent or below.
  • Raising of development finance
