Orange County seeks developer for harbor revitalization

The Government of Orange County, California, has recently announced that it is looking for a developer for Dana Point harbor revitalization public-private partnership (PPP) project.

The selected developer would design, renovate, finance, operate and maintain portions of the 277-acre Dana Point Harbor, 107 acres of land and 170 acres in the water, under the terms of a 50-year master ground lease.

The revitalization includes the expansion of the harbor’s commercial space where 51,323 square feet of restaurant space could be expanded to 77,178 square feet and 26,600 square feet of retail space could increase to 31,949 square feet. It will be also build around 2,000 square feet of marine retail.

Additionally, a rebuilt hotel could accommodate 220 rooms and 500 parking spaces could be added to the 3,962 spaces currently available. All of this redevelopment must be completed in the early stages of the lease.

Dana Point Boaters Association Vice President James Lenthall said:

“If we wait for OC Dana Point Harbor reserves to accumulate enough to fund reconstruction of our marinas, following reinvestment in the landside portion of the project, we’ve been told to expect a wait of 10 years or longer (our math says much longer). And the sorts of developers that will qualify for this project will have built quality marinas around the country, perhaps around the world. We’re likely to get new docks and related infrastructure to rival some of the finest marinas that we envy when visiting other harbors. So, decent docks in 10 years or more or first-rate docks in two to three years?”

The deadline for submission of statements of qualifications is June 20.
