Approval received for Housing development Project in UK

Transport for London (TfL) has received approval from the UK government to advance its housing development plans at Cockfosters Tube station in Enfield.

The development will include 350 flats in the station's car park, reducing parking capacity from 336 to 47 spaces, while enhancing cycling and pedestrian infrastructure around the station. Work will progress to enable the project to start in the coming years. TfL will be able to sign a 250-year lease with the property developer, with the project led by TfL's property subsidiary, Places for London.

The currently approved scheme will comprise 350 flats for rent — none for sale — in four towers ranging between 5 and 14 storeys high. The development will reserve 132 flats for affordable rent, of which 81 will be offered at 61% below market rents for the area, 41 flats offered at London living rent rates and ten at London affordable rent rates. Tenants will also be offered 3-year tenancies unless the tenant wants a shorter term. The new homes will be delivered across four buildings and will be a mixture of one-two, and three-bedroom properties. The development has been designed by Hawkins Brown, Mae Architects, and JCLA Landscape Architects.
